About Rome Home Inspection 

Being a native of Rome and Floyd County, I have had the privilege to live and work in this area most of my life. Once I had graduated from Model High School, I joined the U.S. Army and was assigned 
to the Corp. of Engineers serving in both Korea and Japan. 
After being Honorably Discharged with a slight disability, I attended 
Coosa Valley Tech. where I studied Drafting & Design 
and Computer Programming. After graduating I worked in Telephone Engineering for several years, but was always interested in learning about general construction, which was booming at the time. A friend 
told me of an opening with a local Home Builder here in Rome, Wayne Robinson Builder/Developer Inc. 
I drove around Rome looking at some of the projects that he 
had going and decided this was my chance to learn first quality 
work from one of the best in the business. I consider myself fortunate that Wayne decided to hire me, as this turned out to be the best job and education in construction that I could have hoped for. 
By the mid to late 80's and after 4 years of learning from and working with Wayne, I reluctantly decided to go out on my own. 

Since that time, I have had the opportunity to work with some 
of the finest people, whether they were Home Owners, Realtors
 or Commercial Businesses on projects large and small. For more than 25 years, my work included all phases and all crafts within construction on both Residential and Commercial. As it turned out, the bulk of my business was going into homes or businesses and correcting the issues that other contractors had left. 
This particular niche for my business came as a result of the days when anyone that owned a hammer would call themselves a builder. Some of you will remember those days. The implementation of more stringent Building Codes and licensing requirements came as a direct result of the work of these "so-called contractors".  So my Home Inspection training actually started way back then and it continues on today, as a graduate of AHIT (American Home Inspector Training Institute's) Master Certification Program. The only difference now is that I issue a written Home Inspection Report instead of an estimate for repairs. 

Home Inspection is something that I enjoy doing and it is very gratifying to me in knowing that I am helping individuals with making a very important decision for themselves and for their families. I have seen first hand how some Home Inspectors can be in a rush, it seems, probably because they have another house lined up for inspection. Because of this fast pace, they inevitably miss things that should be included in the Home Inspection. 
A proper Home Inspection is a methodical process that involves detailed descriptions of the findings. Obviously, the more things that are found to be inadequate, the longer the report will take to write. 
However, the details covered within the report, along with descriptive and marked-up photos, are what make a good and thorough Home Inspection Report. 
This is why I only schedule one Home Inspection for any given day. I take my time and look at the home as if I were buying it for myself. 
The Summary Pages of my Home Inspection Report, lists the findings for each location and gives clear recommendations of what should be done in any given situation.

Experience and commitment is what I have to offer in Home Inspection. Working hard and having a great sense of pride in what I do has always been a part of my life. It has carried me through all of my life and has kept me very busy, no matter what I do. I take pride in educating each customer with the Home Inspection Report that I provide, knowing that my work ethic, construction experience and attention to detail will show in each report.

Before purchasing a home, something you should consider is to have the home checked out by a professional home inspector. The cost of a Home Inspection is minimal when compared to the cost of any surprise you may find once you have purchased your new home.
The Home Inspection Contingency
A Home Inspection is very important and can be used as a contingency in your purchase offer. This contingency provides that if significant defects are found by a Home Inspection, you have the option to back out of your offer, free of penalty, within a certain timeframe or request that the issues be addressed by the seller.
 

What a Home Inspection Examines
Inspectors vary in experience, ability and thoroughness, but a good inspector should examine certain components of the home you want to purchase and then produce a report covering their findings. The typical inspection lasts several hours and you should be there for it. This way you get a firsthand explanation of the inspector's findings and, can ask questions as you go. Also, any problems that the inspector finds will make more sense if you see them in person instead of just relying on the snapshot photos in the inspection report. Summary Pages are very helpful in a Home Inspection Report since they get straight to the point of what is found. A good Home Inspection Report will have a Summary Section with recommendations given.

The inspector should note:
  • whether each problem is a safety issue, major defect, or minor defect
  • which items need replacement and which should be repaired or serviced
  • items that are suitable for now but that should be monitored closely
A good home inspector will tell you about routine maintenance that should be performed, this can be a big help especially for a first-time home buyer.

  After the Home                Inspection
Once you have the results of your Home Inspection, you    have several options.

If the problems are too significant or too expensive to fix, you can choose to walk away from the purchase, as long as the purchase contract has an inspection contingency.
For problems large or small, you can ask the seller to fix them, reduce the purchase price, or to give you a cash credit at closing to fix the problems yourself - this is where a Home Inspection can easily pay for itself.
If these options aren't viable in your situation (for example, if the property is bank-owned and being sold as-is), you can get estimates to fix the problems yourself and come up with a plan for repairs in order of their importance and affordability once you own the property.

The Bottom Line
A Home Inspection will cost you a little bit of time and money, but in the long run you'll be glad you did it. The home inspection can reveal problems that you may be able to get the current owners to fix before you move in, saving you time and money. If you are a first-time homebuyer, a home inspection can give you a crash course in home maintenance and a checklist of items that need attention to make your home as safe and sound as possible. Don't skip this important step in the home-buying process - it's worth every penny.
